Rental Agreement for Vogtle RV Park

MONTH-TO-MONTH LEASE AGREEMENT

This Month-to-Month Lease Agreement (“Agreement”) is made and entered into by and between Vogtle RV Park, LLC, a Georgia limited liability company (“Landlord”) and ______________ (“Tenant”) on the date of acceptance by Tenant.

Premises: Landlord hereby leases to Tenant one (1) RV space (“Premises”) located at 6581 River Road, Waynesboro, GA 30830 (“Property”) for the purpose of parking an (1) RV.
Term: The term of this Agreement shall begin on the date of acceptance by Tenant and shall be on a month-to-month basis, unless terminated by either party with at least thirty (30) days written notice prior to the end of any month.
Rent: Tenant shall pay to Landlord rent for the Premises in the amount of ______________ dollars ($________) per month, due on the _____ day of each month. Rent shall be paid to Landlord at 6581 River Road, Waynesboro, GA 30830 or such other location as Landlord may designate in writing.
Utilities and Amenities: Tenant shall have access to all utilities and amenities provided by the Landlord, including but not limited to, full hookups, laundry facilities, and wifi. Tenant shall be responsible for any additional charges for utilities and amenities used beyond the included amount.
Maintenance and Repairs: Tenant shall be responsible for maintaining the cleanliness of the Premises and shall immediately report any damage or needed repairs to Landlord. Landlord shall be responsible for all repairs and maintenance of the Property and common areas.
Compliance with Laws: Tenant shall comply with all applicable laws, ordinances, and regulations during the term of this Agreement.
Termination: This Agreement may be terminated by either party with at least thirty (30) days written notice prior to the end of any month.
Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the State of Georgia.
Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether oral or written.

This lease agreement has been prepared by an attorney and it contains all the legal terms to make it binding and enforceable contract. It is recommended to use this agreement as a model, but review it with a local attorney to make sure it complies with the laws of the state of Georgia and the municipality where the property is located.

I understand that there are inherent risks associated with using the facilities and services offered at Vogtle RV Park, located at 6581 River Road, Waynesboro GA 30830. These risks may include, but are not limited to, physical injury, property damage, and loss or damage to personal belongings.
I acknowledge that I will be using the facilities and services of Vogtle RV Park at my own risk and accept full responsibility for any and all damages, injuries, or losses that may occur while on the property.
I hereby waive and release any and all claims that I may have against Vogtle RV Park, its owners, operators, and staff, for any injury, loss, or damage that I may incur as a result of using the facilities and services of Vogtle RV Park.
I agree to indemnify, defend and hold harmless Vogtle RV Park, its owners, agents, and employees from any and all claims, demands, causes of action, damages, judgments, costs or expenses, including attorney's fees, that may arise from my use of the property.
I confirm that I am 18 years of age or older and have the legal capacity to enter into this agreement.
I acknowledge that this waiver is binding on my heirs, assigns, and legal representatives.
I acknowledge that this waiver is binding and enforceable under the laws of the State of Georgia.

Late Fee Schedule

Additional Information

A late fee of 5% of the past due rent will be charged for any rental payments received after the due date.
The late fee will be assessed on a daily basis, starting on the 6th day after the due date.
The late fee will be capped at 5% of the total rent due for the month.

Example:

Rent is due on the 1st of the month.
On the 6th day after the due date, a late fee of $25 will be assessed (5% of $500 rent).
On the 11th day after the due date, an additional $25 late fee will be assessed (5% of $500 rent).
On the 16th day after the due date, an additional $25 late fee will be assessed (5% of $500 rent).

Note: This is a sample late fee schedule.
